    Even after the pandemic, most people recognize the value of outdoor spaces more than before. The closure of many indoor venues resulted in people turning to outdoor recreational spaces. Therefore, renters and home buyers look for houses with outdoor spaces, such as rooftop gardens, patios, or balconies. 

    This new lifestyle is more challenging to city dwellers due to the limited space, limiting the availability of properties with outdoor space. However, real estate is adapting to it to cater to this large working population. Developers now design and build properties for rent with extensive outdoor spaces like a rooftop deck or a communal outdoor garden. 

    • The Emergence of Suburb Living 

    Remote working is the new normal. Many working-class people resolved to continue working from home even after the lockdown. As a result, many prefer to escape from the noisy and crowded cities to the more peaceful and still rural areas or suburbs. In addition, the rising cost of living and the lack of sufficient outdoor spaces make city life more unbearable. 

    Nonetheless, there are several factors you must consider before moving to the rural areas. First, it would help to evaluate the proximity to family and friends. You might also need to consider the availability of outdoor space, the cost of living, and relaxation and recreational facilities. However, many gated community houses for rent also provide outdoor space and recreational areas like a swimming pool, though they may be shared.

    Nobody wants to waste resources on physical house tours in this digital era. On the other hand, many realtor agents and property sellers did not appreciate the value of virtual tours before as they now do. 

    Developers embrace real estate technology as the best way to showcase properties to larger audiences efficiently. As a buyer, you can browse potential properties online, select your top options, and request a virtual tour. Afterward, you may visit one or two of your best choices physically. 

    • Virtual Home Staging 

    A bare house may not portray the property’s potential, so sellers and realtor agents are putting effort into home staging to attract more clients. Research shows that home staging significantly impacts many buyers’ view of a property. 

    However, with rampant technological advancement, people prefer a connected lifestyle where they can conduct most of their dealings virtually. As a result, developers have adapted to virtual home staging to keep pace with this trend. 

    In addition, it is cheaper for the agent or seller since it takes limited time and does not need props, making any staging possible. Studies reveal that about 75% of sellers who stage their homes sell faster than those who do not. 

    • A Video Walkthrough 

    New technology makes online transactions a lifestyle, so real estate cannot be left behind. Buyers looking to buy or rent properties for residential or commercial purposes prefer to begin their hunt online. Some even go as far as making all the necessary transactions online since e-signatures make it possible to close deals virtually.  Leveraging an advanced real estate agent CRM system can further streamline the online transaction process, ensuring seamless communication and efficient management of virtual deals for both agents and clients.

    Therefore, real estate developers and agents adapt to this change by incorporating video walkthroughs in their property ads. A video walkthrough highlights a property’s key features and shows the home’s floor plan. As a buyer, you can experience the property as if walking inside. 

    Many buyers, especially first-time home buyers, look for short-term things in a home. Some lifestyles also last briefly before emerging as a new trend, especially with the daily-evolving technology. Therefore, real estate developers must stay on their toes with the changing lifestyles to attract new clients.
